allowing tenant to convert garage

Hi - I have a longstanding tenant - who says hes not going anywhere. he is always wanting to do bits to the property - so far mainly the garden. now however he wants to convert the attached garage. he wants to put a wall half way across with a door in - so front half can be bin storage. second half he wants to put french doors in where theres currently a single door to the garden,  move the boiler and radiator. he happy for me to use my plumber and he will pay - but says he knows someone who can put french doors in. wont this require change of use permission and will that cost - and would you think this mght devalue the property? I dont think he will move but never say never and I will likely end up selling with him in the property

Can you afford the loss in income selling with a sitting tenant. That would command quite a big discount.

If the proposed change will change the appearance of the garage, it will require planning permission. Get the tenant to check it out with the planning department first - they might not want to help and he'd have to pay someone for advice.
