Hi everyone
I have some tenants who haven't moved in yet but are in process of giving additional requests .
They want to install bidet sprayers to the toilet . I have had the house completely refurbished and Obv don't want to increase risk of water damage .

Any advice or experience w bidet sprayers . Not the bidet unit but the one where you can alternate water to the cistern or the spray w a valve .
My feeling is no , if it was a deal breaker they should have requested this at the start and not now the property has been taken off the let market . Also we have wall hung toilets .

Thanks in advance for any thoughts

HandyMan

The property was offered for rent without bidet sprayers.

The prospective tenants presumably had the opportunity to visit the house before applying and chose not to raise this request then - perhaps because they thought it would lessen their chances of being accepted.

I would say a very clear no to any modifications and offer to cancel their tenancy without penalty if they consider the property to be unsuitable.

If they wish to continue with the tenancy, then I would confirm in writing that no modifications can be made without first gaining your approval.

Like drugs, "Just Say no".

This Landlording lark is so simple, any Muppet could do it.

Water issues are some of the worst issues you can have in a property... so any additional risk, no matter how minor (everything has a connection - and a connection can be bungled), is something to avoid. The question here, though, is less about the what of what they want to do - but the precedent of how they want to go about the tenancy... you've been given an early warning sign - use this to your advantage, go back with a firm "no" and gauge the reaction. Then carefully assess your reaction.

heavykarma

Absolutely not. Whether this is a religious matter or personal hygiene it is  something they should have requested when they viewed.Start as you mean to go on.I fear they will be a pain in the arse (tee hee)

Sometimes, I wish there was a Like button (or maybe a "Well played!" ) button on this forum.

Thank you all for your thoughts which mirror mine esp the " if you want bidets then look for one with them already in situ or ask before offering " .
The other requests have been reasonable regarding tv on walls w correct brackets etc and mirrors but anything structural is a no .
I've informed the agents but haven't heard back about the tenants reaction .
I did Google these bidet attachments things and seem they're quite common but the water pressure causes the leaks and of course forgetting to close the valve .
Has anyone come across them before as I'd never heard of them ! Just the ones which look like a sink next to the toilet unit !
Thanks again

Standard in the Middle East.

I'd have thought they'd be quite difficult to attach to a standard UK toilet, because the connection points are usually hidden.
You can find them easily on Amazon, but when you look at the instructions, they're for US toilets.

heavykarma

Ha! Ha! You would have to stand outside of course to use this, which would have the benefit of giving the neighbours a good laugh.I have a very powerful garden hose, that might serve the same purpose?

No, no.  Look at the 3rd picture in the advert (which can be viewed enlarged here https://m.media-amazon.com/images/I/71yuEBtCzLL._AC_SL1500_.jpg)

It says "Adult butt washing in the toilet".

But what I really want to know is what's going on in the bottom right photo? The guy with the white gloves. What's his role in this?

heavykarma

If those are latex gloves I could come up with a few guesses. The mind boggles at the idea of drivers using it,surely that can't be safe?

Portable electric perineal children seems a very odd choice of words.

Indeed it is.

But serendipitously, after weeks of wondering what I could get my partner for next Christmas (I like to plan ahead), just Googling portable electric perineal children came up with this suggestion.

I think she'll agree that it's the perfect gift:

Wall mounted TVs and mirrors?
I'm not sure you're in the same market as me...

Such obvious spam, join the forum with bot, resurrect an old post and include a link.

as to OP

Choose a different Tenant.

Mods at least delete the link and product name or you will encourage other bots, they go back on the links they posted to determine if they stick and then send loads, all under different names.

... a bucket?

heavykarma

As always Simon,  straight to the point and practical.

I understand they want bidet sprayers, but I'm worried about leaks since the house is newly done up. If it's a deal-breaker, they should have said something sooner. Just let them know you're not cool with the changes.

heavykarma

You keep responding to old posts. This goes back over a year, what is the point?

There was no response from @havens when they were asked about this previously: https://www.landlordforumproject.co.uk/index.php?msg=38619

These bland generic replies to months old (or years old) posts that just regurgitate previously given advice are really frustrating to keep seeing.

Why are you doing it @havens?

Hippogriff

Let's see what happens over the next indeterminate time period. Action can be taken if no value is being added (though I do admit to fearing for myself if that is the metric being used).

I just joined this forum not too long and I didn't even check the year before posting as I thought this are recent. Is there a rule that said I cant post on a year post? Cause I don't understand what the problem is.

HandyMan

The problem is that you reply to posts by simply regurgitating what other people have already said.

And most notably, in this instance, you took the details of the investment Hippogriff made as given in the first post in the thread and presented them as though you had recently invested in four US rental properties for $1000 via RWAs, and with exactly the same earnings potential as Hippogriff gave, and with exactly the same comparison to UK property earnings.

Why would you do that?
