I'm doing a 12 month AST for tenants is it a good idea to have a break clause

heavykarma

If they are new tenants I would say certainly.

Thank you can I add it anywhere in agreement like this
2.4 Break clause : This agreement can be ended by the landlord or a tenant giving two months' notice in writing to expire at any time after six months after the start of this agreement

Just do a six month fixed term instead.

I've agreed a 12 month , but I want to add a break clause in case

In which case, you haven't really agreed a 12 month term, or you're planning to break your agreement.

The position changed from...

Whether it's a good idea to have a Break Clause to I want to have a Break Clause.

Methinks you wanted a Break Clause from the outset... therefore the suggestion to have an initial six month fixed term is sensible. If you don't want to do this, then you are more likely pandering to the whims of a prospective Tenant for added security, but this is merely an illusion of security as you are already entering the agreement effectively trying to hoodwink them.

It all seems rather pointless to me.
