Forgiveness in advance if this old chestnut has been covered before.

Contents insurance. Does anyone have advise for a "cover all" houshold goods insurance policy that covers replacement white goods if the fail (new boiler, new fridge, new washing machine), plus regular small maintenance repairs like new door handles, minor water leaks, re-tiling, interior paint jobs etc.
Im guessing its one or the other but there is no ploicy that covers all expenses.

I don't think that is how insurance works is it? Insurance is about accidental damage and theft,not the everyday replacements and repairs that need to be factored into your financial planning as a landlord. I don't do furnished rentals,only supply carpets and white goods,and I don't bother having insurance for those. I only have the insurances that are legal requirements,I have little faith in the insurance industry.

Your looking for a maintenance contract. Not insurance.

I've never seen an insurance policy that covers white goods "failing".
Door handles? paint? How's someone meant to assess the risk of that happening so they can make money insuring it?

Water leaks are insurable.
