6 Months Notice to Quit Lettings Agent

Hello everyone, I'm new to this site.  :)
I have a terrible lettings agent, they send me confidential emails meant for other landlords, they never reply to my phone calls or emails etc.  They are constantly upsetting my lovely tenants who I have a great relationship with.  I am constantly having to apologise for their errors.  It has been an abysmal service from the start.  Also I am having to do everything myself such as property inspections etc.  The final straw is my tenants want to change their rent pay day by 6 days.  The agents said pro-rata this would mean they have to pay £110 which my tenants paid,(the lettings agent have kept this and not passed it on to me) now the lettings agent have decided they worked it out wrong and want more money.  I have told them not to bother charging my tenants more money as I am not bothered but they keep hounding them.
My question is do I have to keep paying these cowboys for the full 6 months which is what they want to terminate the contract, I know my tenants would happily pay me direct.   
Or if I am stuck with them for another 6 months what if I tell my tenants that I don't want rent for 6 months - would I have to pay the lettings agent a % of £0 rent?

I think you will find that the charge to change the date of payment is a prohibited payment under the Tenant Fees Act (2019).  Moving a payment date would only affect you in loss of interest and only at 3% over base rate.

This will prevent you from being able to issue a Section 21 if the lovely Tenants become not so lovely.

Check the terms of your contract with the Agents to see if they have a reasonable fee they charge for the Tenants if you dismiss them.  Make sure you check the terms as they were at the time you formed the contract with the Agent.

Thank you for your reply.  I am not bothered about receiving extra money from my tenants to change the date, but I don't think it is fair that the letting agent has kept their money to change the date and now wants more.  I will check the Tenant Fees Act (2019).

This is just one example of the letting agent I am with.  My main issue is I want to leave them early.  The tenants are ones I found myself and were already in situ when I decided to get a lettings agent to save me time, it has cost me more in time rectifying all their errors!

If your agreement with the agent requires six month's notice, then, unless the agent agrees something different, yes, you will have to observe the contractual notice.

Thank you for your reply.  I have now submitted a 2 page letter with all the errors on that the company have made and to ask if I can leave early.  It is a big well known company, I now have to wait 15 days for a response.
