So the Short term contract ends in Nov and I'm looking to sell the property next year. What do I need to serve on my Tennant before hand? I will give him more than two months notice as he'll need time to move all his stuff, is this ok?

No, it's not ok. You are naively believing that when you serve notice (currently a Section 21 notice) on your tenant that this will ensure they leave by the date you have specified. In fact, they are not forced to leave then and, if they choose not to, you will then need to apply to court for a possession order. This can be a very time consuming process.

You need to get a clear understanding of the Section 21 process, check whether you have met all the requirements for the Section 21 notice to be valid (see https://www.landlordforumproject.co.uk/landlord-advice-help/section-21-flowchart/).

You will also need to consider the progress of the Renters' Rights Bill https://www.gov.uk/government/news/renter-protections-closer-as-bill-progresses-through-parliament which will abolish Section 21.

No good deed goes unpunished, give 2 months notice, maybe allow 2 or 3 days for service.

2 months creates a sense of urgency so they will get searching.

Make it clear to them that if they find a place earlier then you will release them from the contract.

Before you serve a S21 make sure you have fully complied with deposit protection and all the other prerequisites that can void a S21 notice.
