Tenant had well planned their moving out date, have been good tenants, but left a load of stuff behind in the garage and the shed. mostly rubbish but quite a lot of clothing and some metal items and copper pipes.  I texted and asked if they wanted me to dispose of it and they said yes.  I have given them the full bond back so in my head it seems fair that anything I can get from the stuff they left behind should be mine for my trouble.....I am right?  they have been asked a few times for a forwarding address for mail /release of bond when I was doing that but seem to be deliberately avoiding giving me the address.  If I emailed and asked for email return confirming they are happy for me to dispose / sell items left would that cover me.  I certainly cannot be storing them for them and new tenant due in imminently.

I wouldn't mention selling, just disposing.
