Letting agent charging fees when an AST expires and becomes a periodic tenancy

Hi all,

Based on my reading including on this forum, my understanding is that if a tenancy contract has expired (in this case 12 months) it automatically becomes a periodic tenancy.

This has been the case now since end of May when it expired. We were initially going to continue with the letting agent but have now decided to manage directly with the tenant.

The agent thought when I advised them of this wrote back to say I can do that if I give them 6 months notice or pay for six months worth of management fees.

But before I respond to them I want to check if i am right in thinking this is not allowed? Or does it come to the terms of service I would have signed with the agent 14 months ago (which I cannot find, I signed in the place and they were meant to email me a copy but I can't find it now).

The terms of your agreement with the letting agent would have been contained in that agreement.
There's nothing to stop you asking for a copy of it.
And there's nothing wrong with that cancellation clause, it's actually quite generous for the industry, and I'd bite their hand off.

Some big Agents have clauses that allow them to charge a further two years after you dump them, the wording of the contract can be confusing for mere mortals.

You used an Agent, you agreed to their terms, they found you a good Tenant that you will continue to benefit from, just consider it a cost of doing business.
