Lost tenancy and need to evict my loser tenants!!!

Hi guys,

Had these tenants for 18 months now on an AST, they are currently £2600 in arrears from last year but they now recieve DSS but this doesnt cover the full amount of the rent plus extra towards the arrears. So many times ive agreed a playment plan with them (stupid me)! So enough is enough I want them gone... and the flat is trashed. The funny thing is they think its all my fault...!!!! The only problem is Ive lost the tenancy agreement so not sure of the next step? Any ideas?

I just found out yesterday that although I only have buildings and not contents insurance, all the ruined flooring I have just renewed would have been covered by my policy. I have already gone and done the job and did not notify the insurers as I assumed it was not covered. I have just upped my cover anyway. It has cost £85pa extra but now I get my unpaid rent paid back to me (bar the 1st month) all legal costs paid (costing me £600 to evict a non paying scum bag now!) (owes me over 3k) and I also get a huge chunk of sleep at night. Some of my policies are as little as £70 extra for this cover. I cannot alter them mid term though. It was an article I read last week on this site that prompted me to do it. Even better is that as the tenant had a low credit score she agreed to pay an extra £5pcm toward my policy. My £85 is now only £25. She is happy as I would have turned her away on the basis of her credit score.
I was stung just as you were. Hard to accept when paying the premium but remember the extra insurance does not sting as much as the non paying tenant does. Maybe you will be lucky and find that your insurance covers more than you thought. Mine covers anything screwed down. Bathroom suite, kitchen units etc.
