Landlords givng incentives to tenants.

Im currently trying to let my property and so far ive had about 6 viewings. With no outcome. Im going to carry on for about a week or two...however i do believe the rental market in my area is pretty much over run with properties like mine (unsold). So the right price rent is crucial, so first of all i plan to drop the rent maybe £20 and all remove the furniture as im letting it unfurnished so why have i still got furniture in there.

However I have been trying to think outside the box about what I could offer new tenants. Odv broadband is probably the best and maybe a digital tv sub. Ive had a few other things but i really wanted peoples ideas and views on giving incentives. Does it actually make a tenant stay longer. Does it give them a different view of the landlord?
Also is it a good idea to offer incentives for the long term to keep a tenant sweet? And has anyone used anything or considered using incentives.

If the property is filled with nice furniture and looks presentable, I would keep it, because it helps the tenant visualise "what could be". But if the furniture is old and stale, and doesn't add any value, then remove it all. Open space looks good if the rooms are clean and light.

At the moment, it's a renters market. Tenants have so much choice these days because the rental market is being flooded with BTL's. Incentives is almost crucial in some parts of the country where competition is stiff.

I've always considered broadband & digital TV a great incentive. A few years ago, while I was taking a viewing, the prospective tenant said she didn't like the pattern of the laminate flooring in the kitchen. She was right, it was gross. So I said if she wanted the property, she could choose any new flooring she wanted (with in reason of price and design) and I'd pay for it. That seemed to also work.

If you're struggling to find tenants, while you take viewings, it's good to find out what the prospective tenants dont like about the property, then maybe you can come to some kind of agreement.
