Hi all
I have a tenant who wishes to leave the property after only being there 3 months- she wants to move in with her partner. As annoying as this is, I appreciate that I can't make her stay if we can find a new tenant.

My question relates to

1. What do people tend to do in terms of the tenancy agreement- the other two people in the property are jointly liable as the agreement is for them as a group of 3. With a new tenant coming into the property should I start a new 12 month tenancy agreement or should I just get them to sign a deed of assignment and stick them on the old agreement?. I suppose it depends what the new tenant wants to do

2.  Same question with regards to the inventory. The people draw up a new one or just get the new tenant to sign the old agreement.

3. The tenancy agreement specifies that the tenant must pay for a professional clean upon exiting the property. This is a piecemeal exit from the property so it makes this more difficult. I don't want her to escape her responsibilities  however – Has anyone got any suggestions as to how to make her pay her share?  Would it be simpler just to request to all tenants to pay for a cleaner every 12 months?

I find myself a bit irritated by the whole professional cleaning blag with tenants.

It's bull shit.
