Dear all,

Are there any tricks letting agents play which I should be aware of ?

And are there any key things and responsibilities they should do but sometimes fail to act upon.

The qualifications to become a lettings/estate agent are..........non existent.

The qualifications they have can't be taught- a big heart and a real desire to do good in the world.

I am new here as well and I have so many questions. I am about to sign agreement with a letting agency, full management - 10%. Tgey already found me tenants, middle age couple and want to rent for 3 years, which I think it's not fair for the price of rent. I am also moved abroad, and thud is my first time experience

You should start a new thread yourself, rather than add your queries to another. You will see that few if any experienced landlords bother with extra landlord insurance. Getting full management for 10% if you only have one property seems very reasonable. In my area that would be 12% at least.

Do not let to anyone for 3 years.
If the agent is going to claim their commission in advance for that period, they are prioritising their income today over your interests. If that is the case, do not sign with them.
If the proposed tenant is someone they have on their "books" ready for a landlord to turn up, do not let to them at all.

I use an agent and have had excellent service from them, so I am not anti agent (although many landlords have had different experiences).
Doesn't mean that you don't need to know what you're doing. You need to be able to manage your agent, particularly if you are going to be out of the country.
