Landlord Insurance

Dear All,

Apart from Landlord Insurance is there any other insurance that individuals routinely take out.

Also, which Landlord Insurance companies have the most competitive premiums.

Am I right in thinking that Landlord Insurance will not  cover the owners if they stay in the house during a lapse between rental agreements?

Most landlord insurance (like BTL lending) won't allow you to stay in the property for any reason ever.

I'd talk to a broker (someone like Ashburnham who I've used, but not for landlord insurance, but there are lots of others). You can buy landlords insurance online (from people like Direct Line), but you're buying a complex product and it's difficult to do anything other than try and compare costs and features. And no one knows what they don't know.

Further to my initial questions Direct Line has these add ons to their cover

"Landlord Emergency - if there's an insured emergency at your rented property, we'll send out a contractor to deal with the problem.

Legal Expenses - covers the cost of defending your legal rights. Includes Repossession Cover, Nuisance and Eviction of Squatters Cover, and Tax Protection.

Rent Guarantee - As part of Legal Expenses, add Rent Guarantee to cover unpaid rent if your tenant or ex-tenant is still in your residential property.

Loss of Rent - this covers lost income if your property becomes uninhabitable following an insured event, such as a fire or a flood.
Accidental Damage for buildings and/or contents when you've insured them.

Theft by Tenant Cover.

Malicious Damage by Tenants".

I was just wondering which add-ons are necessary or most common?

I don' t have landlord insurance. Like others on here I found it to be a needless expense. I do wonder if you should reconsider the whole idea of letting your house. You seem to be very preoccupied with details, as if there is a foolproof formula that will protect you from problems. Our resident sage Hippogriff opines that being a landlord is not about property,it' s about people. He is right, though it pains me to say it. Your plans have yet to engage with the enemy, the reality not the "rules" .

I've been wondering this too.

It's commendable that @NJC2024 is doing their homework ahead of letting their property because, as we know, some people don't do this, and then get into trouble because they 'didn't know' they had to protect the deposit, or have a gas safety check done, etc.

However, @NJC2024, some of your questions seem to be going over the same ground that you have wandered though before.


You mentioned in your first post, that you will not be moving to another country until next next year. So why don't you pick three agents that you like the look of and ask each to visit you in your property in November? Ask them lots of searching questions about the process of being a remote landlord, the services they provide, how best to improve your property, etc. Keep notes of their replies. Later, give each a follow-up call to clarify any aspects that were brought up by your discussions with the other two agents.


Armed with the knowledge gained from the agents, come back here and ask any 'more focused' questions you still have.

Doing this will be much more productive for you than the approach you are currently taking.

I never took out any insurance, other than Buildings Insurance for the properties.


Contents Insurance - (you are letting unfurnished?) It is for the tenant to insure their contents (or not).

Rent Guarantee insurance - Not really worth the paper its written on - and in any case you should be vetting your tenants well.
