Washing machine replacement

Hello,
First time here, I have had same tenant in my property for 4 fears, during which time I have maintained white goods, now the washing machine is beyond repair - do I have to provide replacement machine?
No mention of this in tenancy agreement,  - repairs only.
I am told that under law it is not my responsibility - can any one give definitive story, or point me in right direction?

You supplied it you should replace it.

You say that the agreement states that you are responsible for repairs, you've deemed the repairs to be uneconomical so you should replace it.  The T's couldn't care less if the repair costs £1000.

If the same clause applies to the front door you could say you could leave a broken door as it would cost more to repair it than replace it. 

If you don't want to be responsible for equipment you supply....................................don't supply it.

The broken door analogy is unnecessary - I'm not stupid, but it obviously makes you feel superior to talk down to others.
I've had so many contradicting bits of advice, I was simply looking for clarification thank you.

I apologise for my answer if it seemed like I was talking down to you.  It seemed a stupid question in the first place hence my pitching of the answer.

If when the tenants moved in you gifted the washing machine to them and at the same time took no responsibility for the repair of it I don't think you would have to replace it.  As you've undertaken the repairs I firmly beleive you have to replace it.

If the T's moved out and took it with them when they left, would you be claiming it's yours and try and charged them accordingly?   It all seems about ownership of said item, and it all appears to be pointing to you owning it.

Let's try to look at it in a different way...

You supplied the property with the piece of equipment and you have been repairing it when needed. Your message implies the Tenant you've had for 4 years is going to be staying on... I would not expect them to now supply a replacement device. It's just seems fair that you do that.

If they did buy a replacement (for them or for you), and then decided to move on to another property, and take it with them, then you'd have the decision as to whether you supply a new one in the gap that's then there, or rent it without such a piece of equipment - which may make your property less appealing.

In fairness terms alone... get a new thingummie for your property and your Tenants. That's what I'd say, as a Landlord. Seems best to me.

Thanks for your responses, I would simply add that I have no problem with providing replacement machine, (although we will not be letting the property again after this lease), indeed already in motion, but talking to mates here, (I live in Spain), there are so many conflicting views that I was trying to get to the truth.

I do hope you have been PAT testing anything with a plug as well!

Mates in Spain, is the route of the confusion I reckon. Things have changed dramatically on rentals in the UK in the last ten years, it really isn't worth renting a place with anything in it anymore.
