The agreement says your rent is due on the 29th... that's what you should be prepared to pay. It sounds like you've not prepared at all in entering this agreement.

That said, as we have no idea what the rent is, we have no idea if £42 is a reasonable pro-rated amount for an "extra day" - but, in reality, there is no "extra day" as days cannot be created out of thin air - there is a delay in payment. Sometimes a Landlord might try to impose a kind of penalty for late payment, with interest at some kind of prevailing BoE rate, but it amounts to not much.

I suggest you ask for the days in the agreement to be changed to suit your needs... or ask the Landlord to accept payment regularly a tiny bit late - think of it from the Landlord's side - you are new to her, you have no established relationship, this was your first real chance to make a good impression and you blew it.

Stay calm, find a mutually acceptable resolution. It's really not difficult - but you could have prepared the way better yourself.

A landlord can charge interest on late payments (which is likely to be next to nothing as @hippogriff says), but they can't charge a "penalty", they're not lawful.

I'm not sure what's confusing about your signing an agreement saying that you'll pay rent on the 29th of every month and then expecting not to pay it on that date (particularly on the first month). Presumably you've now paid the rent and the situation has, hopefully, calmed down.

It's no longer that usual to get paid on the last working day of a month, is there anyway that can be changed to a fixed date?

The 29th is a daft date to have rent due, because there isn't one in February most years. But my guess is that was the first day of the tenancy.

When you signed the agreement it would have been common courtesy to explain and get agreement that you would pay on the 30th. That said, I think the landlord is being a bit strict. If her finances cannot last an extra day she must be in dire straights. The idea of imposing an extra sum for one day seems very grasping to me, but then again she has maybe been badly burned in the past. Being a landlord can make you paranoid.

I can imagine being quite put out if it's the first regular rent payment. With no explanation, the first regular payment that the tenant's due to make doesn't happen. It's not like it's a change after it's all been going well for months.

I'm still not clear if the £42 is pro-rated (seems v. expensive, but who knows) or a mistake in maths or an attempt at a penalty. I would suggest, as has been intimated, if the first regular rent payment did not arrive when expected... I would be all over it too (not with an attempted penalty, but still...).

It's why my suggestion was mainly around - communicate to resolve!

I am a landlady, if my tenants needed to pay a day later I would not charge them, I would just agree that it will be a day late every month.  But I would want to know about this upfront rather than thinking I wasn't being paid.
