Section 21 Confusion

I have read the flowchart but I am still unclear. My Tennant entered a 1 year fixed tenancy on the 1st of November 2023. I am looking into getting my property back. Do I have to wait until 1st of November 2024 to issue a section 21, or can I issue the section 21 on the 1st of September?

You must provide at least two months notice and you can issue the notice two months before the end of the Tenancy, however you should add at least a day or ideally a week to the notice, i.e. give 67 days notice as a minimum.

It's usually better to talk to the tenant first, serving formal notice isn't the best way to start in most cases. If you give the tenant a heads up now, and agree to be flexible they might be able to sort themselves out with less stress. Formal notices have deadlines, which are short and, usually, not helpful.

Most tenants wouldn't normally expect a tenancy to be ended after 12 months, unless they were told that at the outset.
