The joint tenancy agreement was signed 5 years ago. The tenants have been good in paying and looking after the property in all this time. We advised them recently that we would be selling the property, but have not yet giving formal notice, Now the wife has asked if the section 21 can be issued in just her name as her husband has moved out! Is it as simple as issuing an amendment to the tenancy agreement, which we all sign to agree the name change? Then issue the section 21 accordingly. Or am I jeopardising the process?

Don't do anything. Serve two copies of the s21 notice in both names.

If you begin a new tenancy by mistake, which is easy to do, you'll mess up the notice.

I agree. Whatever the reason for the request it could complicate matters.
