Tenant Docs - What to Ask & Keep

HI All,

What all are the tenant docs (copies) that I can keep as a landlord?

Copy of passport, last 3 months payslips and bank statements?

Am I legally allowed to keep a copy of these?

Are these intended to satisfy you that the Tenant can afford to, and will, pay the rent?

Wouldn't you be better just engaging a referencing service and letting them provide you with a short report and recommendation? I certainly don't want to keep copies of people's particulars.

As for your question, I would think what you can keep copies of is actually down to the prospective Tenant, after all, they own those documents. I see no real problem in someone having copies of these, but I'd certainly prefer it if they didn't.

But if a tenant goes through an agent, they do take copies of all these and keep it.
Dont they?

My question is more around whether it is legal for a landlord to ask & keep these copies

I appreciate why you'd want sight of the bank statements and payslips but can't see why you'd want to keep copies of them indefinitely?  What purpose are they going to serve in the future?

Who can say what each Agent might do, they're all different and there are no set rules or anything like that.

Most of the agents I have seen keep copies of ID, payslips etc as part of their "role". So I guess it is legal to keep them?
