Hi ,interested in anyone's experience with the above and my options or obligations in regard to her brother staying over a few nights every week?

It's her home, that's allowed.

Options? None, really.

Obligations? None, really.

Unless a tenant is sub- letting they are perfectly entitled to have friends or family sleep over. There are no implications for you to deal with.
