My letting agent issued a section 21 to our tenant in April 23. Nothing happened so he applied to the courts for a possession order. Still waiting on that. Luckily in December they said they were moving out. Finally they have moved out. They used a company with a large removal van and moved out. They contacted the the letting agent and confirmed they had gone and quite clearly said do not contact me again. The letting agent has inspected the property which is full of rubbish but still has some personal affects and furniture. The letting agent has said we can now dispose of everything and get it cleaned and cleared. As I said earlier the tenants clearly said(documented proof I have moved out do not contact me again)
Legally can we dispose of everything?

Yes.

You have a general obligation to try and re-unite the tenant (or anyone leaving stuff in your property), but they've clearly decided that this stuff can be gotten rid of. You can't sell any of it (or if you do the money's theirs) and you can charge them a reasonable (and kept to a minimum) cost to dispose of it.
