Hi guys,
I am trying to evict a tenant from my property. I have issued them with a section 21.  The tenant fails to maintain the property  it is disgusting inside  does not grant me access in the property, owes me £450 in arrears, they are keeping a dog which i did tell them they cant have any pets in the property.
The tenancy agreement finished on 31st december 2013, and like i say i have issued a section 21.  However someone told me i can give them a section 8 to get them out quicker, does anyone know if this is possible and how it works
Please guys i need help.

Thanks

Hi,

A section 8 is useful if you want to claim the arrears back through courts, it does also serve as official notice that a breach of contract has occured.

I have copied come links that may be useful.

I personally would serve a section 8 and section 21 at the same time stating the reasons.

Hopefully they will go of their own accord at the end of the 2 month period for the section 21 notice.

My tenant hasn't paid rent since September last year.
I issued a section 8. Since then she hasn't been back to the property although still has possessions there.
She doesn't reply to any emails or texts although has been harassing my son, who is also a tenant there saying she needs access to the house to get documents.
However she still has a key and no one has said she cannot return.
I wrote and told her this, but no reply.
A possession order court date was delivered, but because she hasn't been there she didn't attend court.
I wrote to the court to explain I live in Turkey and couldn't attend and asked for my son to represent me, no response from the court, so my son attended and was told he wasn't a suitable representative so case adjourned.
The new court date is after her tenancy expires.
So now what????
What are my rights?
Can I remove her possessions after. 14th feb into the shed, get her room cleaned and move someone else in?

I've written to the court and asked all this, but again no response, apparently they're very busy at the moment!
