Good morning All,

I've been renting out my house for at least 11 years on an AST but in August of this year my tenant stopped paying his rent, he mentioned his struggles and partially paid August then stopped paying the rent thereafter, I had my solicitor go ahead and file a section 21, which the judge signed off for him to vacate the property on November 31, that time has passed and now my solicitor has requested a court bailiff to evict him. I've spoken to a lot of friends and family members who have told me to just right off the 4700GBP owed but I struggle with the fact it's such a sizable amount of money, do you all have any recommendations how I pursue him for the monies owed, I suspect the bailiff will evict him in the new year, not sure of how long the delays will be.

Thanks in advance,
Aaron.

Use MCOL (or the small claims route offline if you prefer) to chase the debt.
That'll at least put a CCJ on the tenant's credit record for six years.

Thank you, I'm considering that option, my only concern is tracking him down once he leaves the property when I find out the bailiffs date.

Ask the tenant for a forwarding address because you intend to take action to recover the money owed and if they don't give you a new address, you'll have to use the last address you have for them and you're worried that they won't get the court documents which means that they'll lose by default.
