House has had British Gas insulation grant, however EPC rating is only an E

Hi

My offer has been accepted on a 2 bed terraced property i'm purchasing as a BTL.
The house had the British Gas insulation grant work done to the front and back in 2012. The rear was rendered following the insulation, the front was made good internally following the insulation work.

The EPC is dated  2016, however, was only rated an E.  The property has UPVC double glazed windows and full loft insulation.

I'm having a survey done, however, before paying £500 for this should I be concerned?

You are obviously concerned.

But why?

Many properties are E, I'm sure. We'd all prefer them all to be Bs and As. But they ain't.

After looking closer at the detail of the EPC...the assessment appears to have been done without knowing that there was loft insulation and that there had been additional insulation to the front of the property.  Just because the EPC didn't look, s/he assumed it wasn't there.  Does call into question the accuracy of these assessments perhaps.

I looked into becoming an EPC assessor.  I decided against it after being very sceptical about the level of expertise, knowledge and training of the assessors.
