Seriously, if you don't feel comfortable with a deal in front of you, then you just don't take it. There's nothing much more we can do here to make you feel reassured. And we wouldn't take on that responsibility. You have checked HMLR. I'm not sure what Companies House has to do with things here, unless it's an Agent (doesn't come across that was) but you are doing a sniff test. Let me just say that is how I'd proceed with prospective Tenants... but it'd be 1) offer, 2) referencing, 3) draft AST for review, 4) deposit money to protect, 5) rent up front, 5) check-in and sign on the same day.

That does not mean other Landlords don't go about it slightly differently.

What actually are you seeking advice about?

On the basis of what you have written there seems nothing out of the ordinary.

Do you have some information about the landlord / the person who showed you around / something the person told you / the Land Registry entry, that you have not told us but that is worrying you?

You are asking people to be mind readers.

What is your specific concern please?

I have not seen the OP but for others that stumble upon this post, it cost £3 to get a Land Registry deed.

It is actually sensible to do such checks because those lovely scammers in India have caught on and are participating in fake rentals and fake car sales.  Any big ticket transaction is a target.

You should always have been given a copy of the Tenancy Agreement early so you had time to consider the terms before being asked to sign the terms you are being asked to agree to.

The LL must provide their residential address in the Tenancy Agreement, rent can be temporarily withheld until this is provided.

You can also search on 192 to see who has been resident there, so if they say their parents recently went into a care home and they are letting to pay the fees then their parent name will be on the voters roll.

I think we do need a database, I know of so many Landlords fiddling their tax, avoiding their legal obligations, using fake agents or thugs to enforce their breaking of the law.  A nice little HMO license will suffice with a notice to HMRC.  You can't manage what you don't track, so how can we expect a Gov to plan for housing without an idea of the market.  Most of the Landlords on here would be deemed good and the Councils would be desperate to work in partnership with you.
